What is the Best Program for First Time Home Buyers?
There is no right or wrong answer. Lenders are changing programs daily. A program you thought was available this week could be gone next week. The good news is that there are always programs available for first time home buyers to help with down payment and financing.
As I write, the market is changing so fast that what ever first time buyers programs are available today may be gone tomorrow. One area you can focus on is what the industry calls seller’s concessions. This means that a seller will agree to pay some of your costs to get you to buy his or her home.
The more desperate the seller is to sell, the more concessions you can get put into the contract. A seller’s concession can come in the form of paying off all of your mortgage closing costs. This is where it is critical to have a good real estate agent and mortgage broker on your side to fight for your interests.
